So it's gonna cost $539,000, and the gross rent is $54,000. Easy to see why it's up for sale! Think about it... If you had $540G laying around, and never had to pay interest on a loan, it's going to take over 10 years to get your money back (GROSS rent is 54G, not net). If you had a half million dollars, I am sure you could invest in almost anything to start getting some kind of return on it in the first year.
